We offer both property leasing and management services and can work directly with you to determine how we can tailor our services to you. So, whether you are looking for someone to lease your property for you and would rather take on the management yourself once a lease is signed, you already have tenants and want to hand over the management duties or you want someone to do it all - we can help! Below you will find an extensive but not exhaustive list of the services we offer.

LEASING

  • We assess the rental market and price our properties fairly; Too high and your property remains vacant, too low and you’re losing money. Determining the optimal price requires experience in assessing the property, knowledge of the local market, and reviewing data on similar properties recently rented.

  • We will take on the responsibility of photographing your property to optimize its presentation. Quality photography can go a long way when it comes to marketing your property, maximizing your rental price, and finding the perfect tenant.

  • We aim to market your property to the widest possible audience. This includes featuring the property on our website, posting advertisements on our various social media accounts, sharing among our network, and posting to the most common rental platforms. This ensures that your property will reach the most potential tenants and that we can schedule showings to have your property rented quickly.

  • We monitor and respond to emails, calls, and messages to communicate with potential tenants on your behalf in a timely manner. We answer any questions the potential tenants might have and we also ask our own and conduct an initial “fit” assessment so that we don’t waste anyone’s time and make sure the would-be tenant fits the criteria we are looking for when it comes to your property.

  • We coordinate with potential tenants to showcase the property and answer any questions they may have. We will schedule and conduct on-site showings to have the opportunity to meet potential tenants first-hand. If they show interest, we require them to fulfill the requirements for our rental application, including:

    -Intensive Application Form

    -Proof of Employment

    -Previous Landlord References

    -Credit Check (if requested)

  • Once a tenant has been selected we prepare the Lease (Form P) with some additional terms to complement. The lease is tailored with information pertaining to each specific property including lease term details. The lease is then signed by all tenants named on the lease.

  • We require a copy of tenant liability insurance for the premises they are renting and proof of utilities account switched over under their names, effective lease start date, prior to handing over the keys.

  • We complete a move-in walkthrough inspection and report of the property at the same time that we arrange key handover with the tenant on the agreed-upon move-in date.

  • We provide our landlords with invoicing and receipts upon payment which can be used as business expenses and write-offs. Our services are offered at a percentage rate of monthly rent.

MANAGEMENT

  • The purpose of the initial property inspection is to make sure the property qualifies for rental and doesn’t have issues that will jeopardize the health and safety of the tenant. During this inspection, any repair or renovation recommendations will be made that we feel would be necessary or beneficial

  • Timely rent collection and depositing is done on your behalf. In case of delays or non-payment of rent, we pursue this on your behalf with the tenants.

  • We are available 24/7, 365 days a year for emergencies so that you don’t have to deal with the hassles associated with rental properties.

  • We take care of the scheduling and coordination of the maintenance and repairs of your property. It takes finesse to coordinate among various parties, including tenants, trades, and building management. The goal is to treat everyone with the respect and dignity they deserve and get the job done right in a timely and cost-effective manner using our preferred service providers.

  • We screen applicants to find you the best tenant for your property and more importantly, we will maintain the relationship and lines of communication to ensure tenant satisfaction in their new home. A happy tenant will treat your property well, and we know that firsthand. We are attentive, fair, and professional in dealing with all our clients.

  • We understand the importance of having a solid landlord/tenant contract to ensure both interests are protected with visual inspection reports at move-in and move-out. We take pictures and notes at move-in to document the property’s condition and have the tenant sign the report prior to handing over the keys. We then do the same at move-out and highlight issues that are not part of normal wear and tear for the tenant to either fix themselves or pay us to address the issues on their behalf.

  • We conduct quarterly walkthrough visual inspections of the interior and exterior of the premises as a way of visiting properties regularly throughout the year and keeping up to date on their condition. When doing these inspections, we take into account the move-in inspection report and compare it with the current condition to assess how the property is faring and document any issues that need to be addressed immediately or planned for in the near future.

  • In circumstances where tenants default on their lease agreement and a Nova Scotia Small Claims Court and/or Tenancy Board hearing is required, we have the knowledge and expertise about your property and tenants to be able to represent you with your best interest in mind. We can take on legal compliance duties for you to ensure that you are well-represented and that this process is handled efficiently and effectively.

  • We provide our landlords with monthly invoicing and receipts upon payment which can be used as business write-offs. Our services are offered at a percentage rate of monthly rent.
